An Alpharetta office campus near the Ga. 400/Haynes Bridge Road interchange has signed 108,000 square feet of leases within 11 months of new ownership, bringing seven new companies to the park and pushing occupancy from 67% to 75%.
Third & Urban, the Atlanta-based firm that acquired GA 400 Center in July 2025, announced the leasing milestone in a June 22 press release. The 24-acre campus has three buildings totaling 430,000 square feet, each six or seven stories tall.
Cybersecurity firm Barracuda Networks signed the largest new lease at 22,300 square feet. SmithBuilt Construction Group took 10,900 square feet. Three speculative suites ranging from 3,000 to 7,000 square feet are pre-leased to RBC Wealth Management, Peachtree Town & Country, and Envision Cold. The remaining two new tenants were not named in the announcement. Five existing tenants renewed, with three expanding their footprint.
Of the 108,000 total square feet, 58,000 represents new leases and 50,000 covers renewals and expansions.
"The leasing velocity we've experienced over the past year reinforces that companies continue to prioritize well-located, high-quality workplaces," Mitchell Braun, vice president at Third & Urban, said in the announcement.
Third & Urban acquired the campus in partnership with Zalik Investment Group when it was 67% occupied. Tenants at the time included Morgan Stanley, Toll Brothers, and Century Communities of Georgia.
Since the acquisition, the firm has installed new roofs and chillers, built out a full floor of spec suites, and begun construction on an outdoor courtyard and elevated tenant amenity lounge. A lobby refresh for all three buildings is set to begin in summer 2026.
The leasing activity adds to a broader wave of office absorption in Alpharetta. A Connected Alpharetta report published April 21 found that nine companies relocated or expanded in the city over the preceding nine months, adding more than 1,200 jobs and $33 million in capital investment. Those firms collectively leased more than 155,000 square feet.
The leasing team at GA 400 Center is Stephen Clifton, Zach Wooten, and Payton Maxheimer of Cushman & Wakefield. Trinity Partners manages the property. The campus sits adjacent to the Toll Brothers at Lakeview residential development and the mixed-use project The Gathering, with the Avalon district to the north.
