A 41-lot subdivision already under construction off Rucker Road could get a gated entrance with private streets if the Alpharetta City Council approves the request Monday, Aug. 17.

The council, presided over by Mayor Gilvin, takes up case PH-26-14 at its 6:30 p.m. meeting at City Hall, 2 Park Plaza. The development, called Verdant, sits on more than 36 acres at 12265 Charlotte Drive and is surrounded by existing neighborhoods.

According to Appen Media, traffic analysis projects the subdivision will generate 34 vehicle trips during peak morning hours and 44 during peak afternoon and evening hours. The proposed entrance design includes an 85-foot stacking lane, enough room for four to five cars to queue at the gate without backing up onto Charlotte Drive. The entrance would also permit U-turns.

The project went before a community zoning information meeting July 8, where it drew no public comments. Monday's council session marks the first formal City Council action on the gating request and will include a public hearing.

Traffic and access details

Gating the subdivision means traffic from 41 new homes would funnel through a single controlled access point rather than open streets. The 85-foot stacking lane is sized to hold four to five vehicles at the gate. The traffic study projects 34 trips during the morning peak and 44 during the evening peak.

The city's development page lists the case as a request for a public hearing to allow a gated subdivision with private streets for a development "currently under construction."
